Brandon Turner has a book called "no money down". It is a great book, full of useful information.
I personally like William Tappan's "acquisition and exchange techniques". A number of bppers like "ABCs of real estate investing". The key thing is to read and learn. Good luck. Read. Ask questions.

He is a contributor here on BP, has a bunch of Youtube videos and put out a quick read called "The Secret to Raising Money to Buy Your First Apartment Building."
