Structuring a deal

Need help structuring a deal.  Does this sound like it will garner any interest when I pitch it or do I need to revise. 

They provide loan down payment + c.c.

I pay the monthly interest when due + manage day to day of rehab and resale. 

Split profit 50/50. 

Obvously other factors play in and the property is a big variable.  Just seeing if I am on the right track or way off base as to what a partner would look for. Would be a buy and flip on a sfh.
