Why do I need cash with Hard Money Lending?

I thought hard money lending would help me get started with my latest foreclosure purchase. However, I haven't been able to locate HML's that provide 100% of purchase price and 100% of rehab. Anyone have any advice for me in this creative real estate financing forum? Thanks much!

HML's will want You to have some cash (skin) in the deal. You will likely need a partner with some cash.
