Commercial rates on 3m loan

Hi all, 

I am putting together a 3m loan and seller wants to do seller financing and he is giving me with 4.8% 10yr balloon with 30yr amortization. 

Is the rate too high or a good deal given the current market conditions.

That's better than a lot of banks are offering on commercial notes right now, that sounds like a good deal to me.

Are you planning on refinancing through the seller at the 10yr mark or going through a bank?
