is it possible to open a line of credit?

Hello BP,

My parents want to start investing into real estate, unfortunately they really don't have to much money saved or good credit. What they do have is a home, they have some equity in the house, and since they don't have good credit they can't open a line of credit against the house. 

Now my question is if they put me on the title of the home can i open a line of credit with the equity they have on the home, and if i can how long before i can actually open the line of credit? Thank you in advance!
