Help me analyze this deal

Hello everyone!

Im posting this unique deal. It is unique in the sense that it is a very specific niche market. Catering to commuting airline crews, opening a crash pad here in Milwaukee, WI is sure to attract pilots and being one myself, I know numerous colleagues I've flown with that usually need a place to stay. Ill attach a document further explaining the details and more analysis.

Looking forward to hear from everyone! Any questions comments or critiques are welcome!

Surely crash pads is a niche and very interesting market. How do you plan to manage a high turn over and constant maintenance and cleaning? Another question - legal status is somewhat questionable. As you said, it is essentially a hostel - have you researched for requirements to operate the one in Milwaukee? One more thing, do you think 2 bath would be enough?
