Borrowing from Family/Friends

I'm considering borrowing money from my family to use for a portion of my down payment on a rental property. Any advice on how to navigate the conversation and also agreeing on terms?

@Jason Xue The short answer is: don't. There are tons of financing option available that will not cause awkwardness, possible severance in a relationship and awkward conversations during the holidays.
