Non traditional financing for mobile home property

I am currently looking at a property that is .7 of an acre with four tenanted mobile homes in place.  I initially thought that I would be able to secure traditional financing but have been told that due to the nature of the property that will not be possible.  I looked into chattel mortgages but since it is four units on one piece of land that was also not possible.  

At this point should I be looking for a small business loan?  Does any one have any insight on how to secure financing in this situation?  Thanks in advance.
