Interested in buying second multi!

So I recently closed on my first 2 family about a month ago. I have money saved up because I ended up not requiring it for my VA loan I used. I want to close on another multi family but I'm not sure the bank will approve me based on my debt to income ratio. I don't think I can use the rent from the current tenant in place because it hasn't been a year from purchase. Just looking at my options, knowledge and advice needed! Thank you!
