I just started looking for potential investments on an auction site and found a potential investment but I can't seem to find any qualifying loans. every lender that I have called said they don't provide 203k loans Freddie Mac or Fannie Mae homestyle rental loans.

@Curtis Naugle, go to the HUD site and look for a list of lenders in your area. Are you in the military? Navy Federal Credit Union does them, I think.
