4 Tiered Financing Knowledge

I am looking to purchase a large multifamily property. I spoke with someone who mentioned using 4 Tiered financing (NO PERSONAL MONEY DOWN) to purchase their 2.9 million dollar property. Does anyone have any knowledge of this? Con someone please explain this to me?
