Searching for a creative solution

I'm trying to buy a 4plex for $780k. FHA, owner occupied.

I have the 3.5% to put down, which is $27,000. I do not have any extra to show 3 months reserves.

I need to come up with $13k. I could back immediately after closing.

How can I make this deal happen?
