HELOC or Reverse Mortgage

I am interested in hearing some opinions on this topic. I am working w a client who is looking to invest in my real estate business and I am assisting her through the HELOC process. A lender I trust mentioned that considering this client is 62+ and has 100% equity in their home that a reverse mortgage may be the best play for what we are looking to do (ideally the money will be used for 2-4 flips over the course of the next 12 months)

I would like some more info on this topic and appreciate any advice or tips from the BP community.
