Financing options for Small Commercial Multifamily homes

My partner and I separately own a couple of SFRs as well as some small residential Multifamily homes. We are wanting to get into small commercial multifamily, but could use some assistance with financing. We are open to private money, hard money, and anything in between. We operate in the Southeast Alabama region of the US and would love to hear what others are doing especially when attempting to break into this Niche. Thanks for any advice or direction.

Look for small local banks/credit unions and talk to their commercial brokers for financing options. Even better if you can find off market properties where the seller is open to seller financing.
