Hi BP community!

My husband and I are brand new to real estate investing looking to do our first deal via fix and flip and are looking to connect with a hard money lender in the Dallas DFW area.

We would love to know what qualifications or what a hard money lender would like to have presented in order to want to lend to a first timer. Specifically what kind of documents, specific numbers, etc. What makes the deal appetizing and more likely to lend when we have never worked with them before?
