VA Refi- Need some advice

I am in the process of refi my VA loan, and the closing cost are taking up almost half of the equity. It just seems like a lot of fees and I am not sure what is really needed, and if there is better out there.

I have lived in this house for a few years now and am pulling out the equity. The questionable fees for me are:

Flood Determination Fee

Title fees:

Abstract fee

Alta 8.1

Alta 9-06

Lenders coverage premium

Settlement/escrow fee

Survey fee

And the VA Funding fee seems high, is this a set fee from the VA or is it something that can vary by companies?

I am using a credit union for the loan, and I have used them in the past. The more I am learning about investing I am questioning if this is the best place for my loan or if I should shop around.

Any information and referrals for other possible companies to consider would be appreciated.

Hi Albert,

Thank you very much for your candor and validating my very basic understanding of the situation. As I said, I consider my limited knowledge to be potentially dangerous but I chose to tell Paul about it because it seemed so "on point" to his questions and concerns. Your confirmation is appreciated.
