Hard money to re-fi.

If I get a loan from a Hard Money lender, how soon can i refinance the property. Do i have to wait 6 months like with a conventional loan or could i refinance sooner.

That will depend on the lender you use to refinance. Also make sure your Hard Money loan doesn't have a prepayment penalty.
