Hard money lender recommendations?

Hello BP!

I’m in the Denver market project managing flips for a more experienced investor while building my resources to fuel my own rehabs. Ultimately I plan to flip many dwellings long term and as I begin to qualify for more, traditionally, I’ll be incorporating the BRRRR method into the picture to acquire some rental assets. While the individuals I’m working with have some great lender relations I’m interested to hear who some of your favorite lenders are, whether specific to this market or good for long distance and why?

I use costfund or the note shop depending on the deal. I've been using private money lately too, but you'll have to build those relationships.

I like Indicate Capital as they have a 0 point product.  That can make a big difference given our prices around here.

@Andrew Dincola depending on your experience most would be at 80% ltc or 90% ltc if you can show you done a few flips. Rates usually 7 to 12% depending on experience.
