Financing for property that won’t appraise?

I’m looking to buy and put an unusual property type but my bank says that it won’t be able to be appraised due to a lack of comps in the area. I don’t want to pay hard money rates (I get 3% from my bank on properties) so what are my options. Any ideas aside from using my own money?

@Ariel Haas  do you want to tell us what makes this an unusual property?    Also are there no comps because it is not a very dense area?
