Cost Seg Tax questions

I have multiple SFR properties in different states, all under my LLC. I am not a full time real estate investor and have a day job. Can I use cost seg studies to accelerate depreciation and offset my personal taxes? One CPA said no because Real estate isn't my full time job and income is passive.

Also anyone have a recommendation for a CPA in SoCal that can advise/file my personal and LLC tax returns that is familiar with real estate investors?

Whether you can use Cost Seg to accelerate depreciation and offset your personal taxes is dependent on your income level and whether you qualify as a real estate professional + materially participate (I.E. pick tenants, repair issues, maintain property) in the properties you're invested in. This is probably what the CPA you spoke to was referring to when he cited Real Estate not being your full time job.
