Notice to Quit in NJ

Hi All,

I am going to be closing on a property in a week or two and will need to serve my first notice to quit for a tenant with a lease ending in February 2023. This property is a two family and I will be owner occupying the other unit and living there as a primary residence. I have read that I need to provide 90 days notice which I believe is a little long for the state but I wanted to see if there are others that have given notice to quit when owner occupying another unit in the same building and what method of delivering/serving the tenant you have used.
