Depreciation for capital improvement when house hacking

Jennifer Evans
Posted

I purchased a 4 unit building this year and am living in one unit.  During the year, I remodeled the bathroom and had new windows installed in the unit.  I also had new windows installed in another unit.  Since I am living in the unit with improvements, can I take the depreciation for these improvements?  I am not planning on staying in this unit long term but rather will move to another unit and make improvements there.  How should I claim depreciation for these improvements since I'll be living in different units each year?

I’m no tax expert but…with my 4 unit that I am house hacking, we’ve been depreciating over the span of 27.5 years 75% of the value of the home. We write off expenses that have been made to the units (not my unit) and we do cost segregation on improvements such as new appliances, etc. I hope that helps! Definitely speak to a CPA though!
