Dog Bite Insurance

I have nearly 75 SFR rental properties right now in Texas and Michigan and my umbrella policy is now omitting dog bites. I just got the renewal notice yesterday.

Anyone know of a specific policy just for dog bites--as not all of my tenants have renters insurance and I don't want to self-insure for this liability.

Any other umbrella policies options?

Great, just what you need- an umbrella with holes in it, lol.

Is this a stand-alone policy or is it with the same company that you have your rentals insured by? Have you gotten a quote from you homeowners insurance carrier? I'll be curious to see what advice people have to offer on this.
