My screening process for STR tax clients

Before I take on a new STR owner, I ask four questions:

1. Tell me about your W-2 income(s).  How demanding is that job?
2. What's your average rental period?
3. Are you willing to scrub tile and toilets?
4. Do you have a property manager? Feel like competing with him? Can you outwork him?

These four questions tell me everything I need to know.
