Hi everyone,

For those of you that are full time real estate investors that hire GC's for your rehab projects, are having your contractor complete a W9 and issuing them a 1099's?

I have had mixed answers and wanted to hear your experiences and thoughts.

It has to be a full corporation to be exempt from the 1099 process. A single member LLC, partnership, or sole proprietor company must be sent 1099s according to the IRS. It is usually easiest to get the W9 filled out if you give it to the company before paying the invoice. Trying to get them to fill it out this time of year after they already have the money is very difficult.
