LLC IN Connecticut. looking for tips

I am a new investor and about to obtain a LLC for a couple purposes , one so i can put future properties into this company and also to create the LLC to be our real estate brand create a website and help other become successful. I am looking for any tips anyone has about having a LLC PROS ,CONS, are there fees even if I do not have any properties into the company just yet ? any legal issues anyone has run into that I should be aware of?
