Retain tried and true professional management company services. That is a big reason I don't manage my own properties (besides just not wanting the hassle). If you find a good outfit, they should know the law inside and out and may have their own lawyer on retainer to provide timely and sound legal counsel. Honest mistakes (or otherwise) that you might make in carrying on your landlord duties, they won't.
Definitely get a solid landlord liability insurance package. Get one that protects you from unlawful eviction lawsuits as well.
