I need a lease agreement between holding llc and operating llc

I have an LLC that owns all of my properties. I just formed another LLC to be the operating LLC and use the other as the holding LLC. I need to set up a lease agreement between the LLC's so I can protect the properties.

Does anyone have a template or know of a lawyer that can provide one?
