Rental income on an L1 visa

Hi,

Looking for some advice related to immigration law and RE investing.

I'm employed in the US on an L1 visa. I'm about to buy a 3BDR house in NJ and thinking about renting out the two spare rooms on airbnb.

Is that considered 'passive' income and permissible under this type of non-immigrant visa? Would the situation be any different if I employed a property manager to manage the rentals? Would it be better for me to place the house in an LLC and then be an investor (100% ownership) in it - akin to owning stock?
