Newbie REI using RE for college funds, at a CSS school.

I am a newbie, trying to get into REI. However my 17 year old is applying to college that require a CSS on top of the fafsa. I know that a c Corp can get around the pass through for the CSS. I'm just not sure if that is really a smart way to start REI. I am looking for some advise on using real estate to pay for college and also advise on how the CSS is impacted by different business structures. Any advise is greatly appreciated.
