Breach of 1-4 Trec Contract

Can a seller back out of a contract after signing??

(Both seller & buyer signed) The seller owes $8k in back taxes & will lose the house on February 1st.

I agreed to pay the back taxes, & do a lease back to her for 30 days after closing. We also agreed to the seller walking away with $10k at closing.

Unfortunately the neighbor found out about our deal and went to try and talk the seller out of the deal.
