Real Estate Attorney in Colorado?

Question

I am in need of a real estate attorney in Colorado. I have a friend who runs a senior dog rescue and recently got screwed over by an investor who rehabbed her home. She has a few questions and just needs someone to look over some documents. If anyone can help or has an attorney who may be willing to look over some documents pro-bono, please let me know. She could lose the house to foreclosure in February. Thanks everyone.

This sounds very familiar, and is probably a house I am currently involved with.  I suspect your friend may have not told the entire story.  Here is how things are happening in the deal I am currently struggling with:

1.  Denver Property Flip paid all the back payments on the home owner's loans to get them caught up.  Then paid the home owner several thousand dollars extra to allow her to move.

2.  Denver Property Flip completed a predefined scope of work, to repair damage the dogs had done to the house.  The cost of all this work, and all the money paid to the home owner upfront, was secured with a Note & Deed against the property with no payments and no interest, but a 6 month ballon payment.

3.  Eric Young (me) gave the home owner a backup offer, just incase it didn't sell for more within a 6 month term. If the property didn't sell by October, the backup offer was there to complete the deal as a worst case scenario.

4.  Eric Young (me) listed the home, paid over $1,000 in Facebook Ads, held several open houses, but could not get the house to sell for what the home owner wanted.

5. The 6 month term expired in October. Denver Property Flip did not start the foreclosure process.

6.  The home owner got an offer for over $20K more than the backup offer in December.  The home owner refused to accept the offer, or even counter the offer.  The home owner was offended by the offer.  I agreed to forfeit all of my commission in an effort to try and bring the two parties together on price.  The home owner still refused to accept the offer.  The buyer's agent asked for a counteroffer and even verbally offered an additional $8K over the phone.  The home owner would not counter the offer.  The home owner also refused to accept my backup offer.

7.  Now we are in January.  Denver Property Flip has not been paid back per it's agreement.  With an owner not willing to accept a reasonable offer, even with all the seller's agent commission being waived, very few options are left for Denver Property Flip to be reimbursed.
