Are you open to working with a CPA outside of OH? You open yourself to more options if you do.

BRRR's are a little unique for tax purposes. The key point is that the "rehab" for R may not be currently expensed if the unit was not placed in service yet. So the key is to place it in service so you have the opportunity to potentially expense items instead of capitalizing everything.
