Calculating long term returns on rental

I've developed a pretty decent spreadsheet to calculate my returns on my rental, but I'm looking to project long-term profitability.

Does anyone have an example of a spreadsheet that would show:

- Principle paydown

- Inflation

- Tax savings

I'm trying to see 10-20 year projections on a buy and hold rental to see what kind of return I'm really getting on my investment. I've seen this before but cannot find it again.
