Property manager wants a W-9 from me
My property manager said, "I need a W9 from you to complete your 1099 correctly. I am required to send you a 1099 that states your rental income."
Is this standard practice, and do I still need to get a W-9 from her?

Yes, the property manager is supposed to issue you a 1099 if they paid you more than $600 in collected rents, AND if their practice is to take the rents into their own bank account each month and remit it to you in a separate payment. (Some property manages merely deposit funds to an account in your name.)
They are operating a business and are not exempt (landlords are generally exempt).
You, on the other hand, do not have to send a 1099 to your property manager, unless you're a RE Dealer (primarily a wholesaler/flipper), or possibly a RE Professional (meaning RE is basically your job, you have no other full time job, and you spend many hours at it). If you're just a landlord, you have no 1099 reporting requirements.
