Seasonal Residence NY State

Hi there,

I was wondering if anyone can give me some advice.

I am being offered a cottage in upstate NY which is listed as  Seasonal Residence (260). The realtor tells me that I can live in it round the year. I want to know if there are any legal implications? Will I get into trouble?
