Tax filing for self managed properties? Which QuickBooks?

I have recently gotten my first property rented. I have kept track of all my expenses so far. I am curious which QuickBooks works best for buy and hold properties and brrrr properties whether QuickBooks self- employed or QuickBooks small business when it comes to tax season.
