Quitclaim properties into a trust?

I own 5 rental properties in my name. I am currently looking to restructure things in a smarter way.

I am thinking about putting the properties in a trust. I was wondering if the trust will be the owner of the properties and if the title will be in the name of the trust? Or will title still be in my name?

I have one child who would be the sole beneficiary of my assets.

Any guidance would be appreciated. If there’s any financial advisors on this forum that specialise in this sort of thing, please reach out to me as I’m looking to engage professional services.

Don’t use a quit claim deed. Use a warranty deed if you want to keep your title insurance and keep a better chain of title for the next owner.
