Working with out of state partners

I am working with 3 out of state partners. We are investing same amount of money towards properties for rental.

Is that a good idea to put on agreement paper as equal partnership or should we do it differently?

Will it make things easier for us for processing bank and legal paperwork if I have more stake in business or does it not matter?
