Joint Venture Agreements

Good day everyone,

I was hoping to gain some insight on joint venture agreements. How they work and is there a standardized form available.

I have recently found an investor who is looking to partner with myself in future deals.

I was also wondering, does the agreement have to follow a particular states laws. I live in MD, he lives in FL and property is in neither state.
