Looking for Private/ Hard Money
Hi all!
My partner and I are searching for hard/private money lenders. My Partner has a $142MM commercial real estate portfolio. Over the next 12 months, we will acquire an additional $108MM in commercial assets. 95% of the portfolio is in Iowa and almost half of it is medical.
We are looking for $12MM-$15MM that we will use to assist in down payments on commercial properties over the next year
Here is what we are searching for…
- - 12-Month Hold
- - Loan will not be in 1st position on the assets we are purchasing. We have other assets to secure funds with
- - We will provide a PFS with a global net cash flow of $2,000,000 per year and 3 years of personal tax returns
- - We are purchasing about $9MM per month and will need about $1MM per month in hard/private money
At this time, we are under contract on 3 commercial properties (8.1MM) and looking to obtain $750,000 in private/hard money for closing end of March
