I have a property under contract in Western Springs, Illinois for a fix and flip, and I am looking for an investment partner to help fund the deal. I currently have a hard money loan that is covering 85% of the Purchase Price and 100% of the rehab, and I am looking for an investor to help cover the other expenses for the project.

Here are some numbers:

PP: $462,500

Rehab: $80,000

ARV: $685,000

Approx. GAP Needed: $120,000

I am offering 20-25% Cash on Cash return for your investment, with the project timeline of 5 months.
