Seeking Private Money Lender

Hi! I am looking for a private lender on a deal.

I would need 12 months interest only. It's a contact in San Antonio, TX. Purchase price is 405,000 and as is value is 475,000. Purchasing under market value. I have a contractor lined up to do $150,000 of work. The property has an ARV of 750,000-800,000.

I can put in 90% of ARV. I would need $130,000 for GAP funding. Would anyone be interested?
