Searching For New Table Funders
Hey BP! We are a national, commercial real estate private/hard money lender. Our main tablefunder has recently retired and we are looking to replace him. Below are the criteria we typically originate with leading to multiple refis and some large land deals annually but we're open to expanding to further options as our network of partners grows. 1) We only loan on commercial properties at 50% loan to value or less.
2) We require proof of debt service coverage of at least 1x.
3) We require an AS-IS, MAI appraisal that WE ORDER showing the true value with a 6-month liquidation time on every transaction
4) While the asset stands for the loan, we require a credit report and a full financial package for every borrower5) We only accept clean first mortgage positions with recent insurable title pulled
6) All of our paper is short-term financing and matures in 24 months or less
7) We require personal guarantees
8) Our paper typically yields 12-16% APR and is paid interest only monthly with a balloon
