Best lender for a HELOC

My husband and I are wanting to use some of our home equity to purchase our first rental property.
I am curious what lenders you would recommend? Our mortgage company only does a cash out refinance which we just refinanced so would not work for us. We have added on three bedrooms to our home so I know that our equity in our home is significant that is why we are leaning towards the HELOC option, but I would absolutely I would love to know what lenders you have used or would recommend!
