Looking for an alternative. Lender

Hello my name is Thomas. Does anyone know of a private lender willing to become a credit partner/lendor. I am in the process of purchasing a Fix/Flip Franchise (The franchise is not Homevesters). I am looking for an alternative lender/credit partner or someone looking to earn more from their 401K, or can obtain funding using their on credit ( or line of credit). The amount needed is around 130K. I am willing to pay above market interest only payment's and a % of all completed deals. Also  will pay a ballon payment on or before 3 years.
