Looking for multifamily property

I have been learning over the last few years and ready to start my investment journey. I am looking for a multifamily property in Northern New Jersey that can cashflow. As I look at all on market and off market listings, seems like it is hard to find a deal that will be cashflow positive. I send out about 5-7 offers/week and have been close to closing a deal but want it to be a sound investment. I am looking for any properties that people are looking to unload or link up with people people in the area who can help and bring each other some business opportunities.
