Hard money lender/help

My grandmother is in bankruptcy and has a property in the Trussville mall it’s a corner lot, one of the biggest in this well established neighborhood. She still owes $130k on the property but they are saying it’s a public nuisance. The property is in need of repairs but there’re trying to condemn the house if it’s not fixed by Friday. The property had two appraisals one at $330k and the other at $400k I’m trying to find a hard money lender to work out a deal with me to repair the house and pay off the existing mortgage with a higher return rate to make it worth their while. Or a legal loophole of any sort to try to stop this from happening. Any help or recommendations will be greatly appreciated! Thank you in advance!
