Seller Financing Beginner

Hi, I want to purchase my first investment property and I'm leaning towards seller financing. I've been looking into failed listings and pre-forclosures but a lot of the information is out of date. I was wondering if anyone had any tips on where I should look to find recent information. Im located in between Washington D.C. and Baltimore and also looking for a real estate agent who could possibly help me with the search.
