Seeking Property Manager recommendations for SFH in Rocklin
Hello friends,
I am looking for your recommendations on a great property manager for my single family home in Rocklin, CA.
I have short-listed a few based on Yelp/Google, and will begin interviewing them this week. But suggestions here are often most valuable!

I like that the founder’s granddaughter will visit the property to meet with the owner and explain their perspective for value. When I have been present for this meeting she didn’t seem rushed. She will also provide her cell phone number and email should an investor have questions. From the feedback I have received from my investor clients, Tiner also seems to be able to attract tenants that are desirable. Unlike some other property managers they don’t appear to compete against those of us who are agents but refrain from property management as they seem to be agreeable to suggesting that we represent the investor again when it comes time to sell. They also have a large portfolio of property management clients in the area and I don’t think that they manage outside of this region. When comparing Rentometer Pro reports which I provided to clients in Folsom and Fair Oaks, her suggested rent was just below the Rentometer Pro number. The strategy that she explained was one which I agree with and have used with my own investment property, slightly below market rent in exchange for more applicants. More applicants to help find a tenant that is the best fit based on their references and credit.
